Who We Are...


Partnering with IRON Transactions allows you to leverage us in your everyday tasks. We keep you organized, on time and focused, freeing you up to advise your current clients, while also gaining new ones.


We know we are not the first Transaction Coordinating company to come along.  However, after years of working along side agents and respecting the work they do, we realized we had something to offer them.  Something to offer that wasn't out there.  And with that knowledge, IRON Transactions was born. 


We often say, you can teach anyone the widget, but you can't teach Integrity, Reliability and Excellence, and we still stand by that.  At IRON we first search for people who exemplify those three standards, and then empower them to support you beyond your expectations.

Hi, I'm Megan.  I've had the privilege of working with hundreds of Agents in the Metro Detroit Area throughout my career, and I am looking forward to working with hundreds more.  I'd like to say if you know me inside the office, you know me outside of the office as well.  When it comes to business, I'm steady, strong and can almost always find a moment of brevity in a stressful situation.

 

As you approach partnering with IRON Transactions, I ask that you come with an open mind.  Though you may have experienced transaction coordinating in the past, you have not yet worked with IRON, and IRON don't play!  All jokes aside, we know we will far exceed your expectations and past experiences.  My team and I look forward to supporting you!

Buyer Side Transaction

  • Assisting with all initial documentation (Purchase agreement, addendums, ect.)
  • Order title work 
  • Send out introduction emails to Client, Lender, Co-op Agent and Title Companies
  • Periodically check in with lender and email updates to all parties
  • Confirm Title commitment has been sent out and discuss documentation needed in order to clear title
  • Offer direct communication with buyer/seller as needed
  • Confirm loan application has been made and appraisal ordered with lender
  • Oversee all contingencies to ensure all stipulations are met on a timely basis
  • Monitor dates and send reminders in advance of appointments
  • Order home warranty, if applicable
  • Coordinate and schedule closing with all parties once title is clear and lender has clear to close
  • Email closing details and reminders (driver’s license, wire/certified check requirements)
  • Provide buyers with utility contacts and reminders
  • Order final water bill
  • Submit final signed documents and any additional required documentation to Broker 
  • Escrow release coordination
  • Water Escrow
  • Occupancy/Key Exchange Form

List Side Transaction

  • Input listings in the MLS, including remarks, photos, and disclosures
  • Update the MLS with status changes (price changes, pending, sold)

Research shows that an average Real Estate Agent will spend nearly 20 hours performing their own transaction management work. We challenge you to ask yourself a simple question; "How much prospecting can you do in 20 hours?" The IRON Family absolutely cares about your success and we are committed to closing deals. 


After all, we do not get paid if the deal does not close!

  • What is a Transaction Coordinator

    A Transaction Coordinator (TC) manages all details involved in closing a real estate transaction and monitors the entire process through agents, clients, escrow companies and property management companies.

  • Will you have contact with my clients?

    This is completely up to you. However, it is most efficient if we may communicate directly with your client. We keep you informed of all communications and CC you on emails with important correspondence.

  • Do you have a cancellation fee?

    We only get paid in the event the transaction closes. If the client simply changes their mind and decides not to sell or your buyer walks, then there is no fee.

  • Are my files secure and confidential?

    We do not share your information with anyone and they are very secure. We have strict guidelines and unless you grant us permission to share any information, it will be kept confidential.

  • Can you help with a transaction I have already started?

    Yes, we can take over paperwork on a transaction at any point from list to close.

  • What if my office is far away from you?

    As a virtual company, we work almost entirely paperless with agents and brokers across the State of Michigan.  You do not need to be located near our office in order for us to work with you. You would be suprised at how effective we are and how available we make ourselves to everyone involved in the transaction. We can also do video conferences via Zoom.

  • How can I contact my TC?

    You will receive all contact information for your Transaction Coordinator upon onboarding with IRON Transactions.  We provide you cell, office, email, text, Zoom, ect.

  • How do I pay?

    Your payment information will be gathered at on-boarding and will be held and charged 1-2 business days post closing, on each transaction.  


    This allows your office administrator to process your commission check, so you don't get charged for our services without having received commission for yours.

The word IRON was chosen with great intention.   In the same way iron is forged under heat and pressure, we have done the same.  With experience in the industry, we have withstood some extremely difficult transactions and have allowed ourselves to be sharpened, not dulled.
